Hall Render Briefing Tracks Hospital Real Estate Deals, Rising Costs
In its Weekly Hospital Real Estate Briefing, Hall Render reports on several health system real estate and M&A developments, along with financial pressures facing capital projects. Novant Health acquired Northern Regional Hospital in Mount Airy, NC, its second rural hospital purchase in northwest NC in five months, while Hartford HealthCare bought a former Sam's Club in Manchester, CT, for $17M to convert into a medication distribution center. The briefing notes Harborview Medical Center's Seattle expansion cost has risen more than 70%, from a $1.74B bond package to roughly $3B, due to inflation, tariffs and material shortages, and that California's Jan. 1, 2030 seismic-compliance deadline is accelerating renovations while raising costs. The briefing also states that health systems are becoming more cautious about capital projects as Medicaid cuts, thin margins and rising construction costs pressure finances, leading some systems to scrap or scale back planned projects.
